Buying A New Home? Make Sure It Is Energy Efficient With These Tips

July 1, 2021 Rachel Ferrucci

If you are wanting to get your foot on the real-estate ladder, make sure the home you purchase is energy-efficient to save money on utilities and help the environment. New construction or buildings with a modern HVAC system and smart features are attractive choices.

If you are particularly concerned about the environment, you may want to look into renewable energy sources such as solar panels and community solar initiatives in the area, as well as other energy-saving measures. Here’s a quick rundown of what to look for when buying an energy-efficient home.

#1 Does it use renewable energy sources?

We mentioned the use of solar panels above because that is the most popular form of renewable energy. It not only reduces the impact that you and your house have on the environment but can also save you a great deal of money in the longer run. Some people may be entitled to grants or tax credits if they install solar panels, and some energy companies will ‘buy’ any excess solar energy that you produce, so you could even earn money. Wind power is also an option, although unlikely to produce enough to power a home on its own. You could also consider water conservation measures, which will lower your water bills.

#2 Is it well insulated and built with sustainable materials?

The importance of insulation in your home’s efficiency cannot be overstated. Heat is quickly lost through a house’s roof, floor, windows, and walls. Your real estate agent should be able to tell you what kind of insulation is installed in the home. You can also inquire if the building was constructed with environmentally friendly materials such as salvaged wood.

#3 Is it set up for smart tech or is there the option to implement it yourself?

Smart home features are the most effective approach to keep track of your energy usage. Automated settings, remote access, and smart appliances are among the main benefits of a smart home system. All of the functions of your smart home, including your thermostat, electrical appliances, and lighting, can be controlled from a single device, such as your smartphone. Home automation is the latest in energy-saving technology, and it’s becoming much more widespread in newer homes thanks to the internet of things (IoT).

#4 Is the HVAC system modern and efficient?

The heating, cooling, and ventilation system is one of the most critical elements to consider when purchasing a home. If your plumbing and heating systems are out of date, you may face expensive repairs or possible replacements in the future. They will also be less efficient, which could result in higher costs. It is also a good idea to inspect the ventilation system, which will help to avoid mold and circulate clean air. Speak with your agent and learn everything you can about the property. To receive an estimate, you can even request to see previous utility bills.

An environmentally friendly home is not only better for the environment, but it can also save you money on your energy costs. If you tell your real estate agent your preferences, they will be able to find you a more energy-efficient property that fits your budget.

You’ll find a replica David in the square but going to Accademia Gallery in Florence and seeing this breathtaking statue by Michelangelo is 100% worth it, whether you like art or not. His right leg has a tree stump which balances the entire statue.
